Real estate has always been a safe investment, 2009 economic crisis notwithstanding. But it has generally been the middle class, upper class, and commercial real estate that has appealed the most to private equity firms.
Today, things have changed. Affordable and low-end housing, especially the manufactured home park markets, have been increasingly targeted by institutional investors and private equity firms. They’re buying them like crazy at a time when the industry itself is expanding.

It’s the captive-audience-nature that appeals the most. The investment may require a long time to turn a major profit, but time is on the side of the investors who want to continue making profits for years or even decades.

Just because you were getting s great deal on the rent does not mean it will continue. The rental unit owner should be free to put the rent price wherever they wish and you are free to move or pay that amount.
Freedom always provides the optimum solution.
Some have no other choice. Possibly, they could move to a rural area, however, it takes resources to move out of state too. Previously, families took care of their elderly, now that is very rare in the USA. Those without means or suitable family find themselves in very stressful, dire straits. May God help them.
Ridiculous, raising rent by 60% is not only immoral it’s price gouging. This isn’t a question of capitalism vs socialism; it’s pure greed with zero compassion.

When companies coldly, ruthlessly, without heart, toss those without other means out to the street, it is extremely disturbing. May they choke to death on their profits.

For the same reason they were buying every house that came up for sale; to create a debtor/renter nation that can (for them) be more easily manipulated. Do decent, ‘good’ people come up with these diabolical schemes….? I think not.
The owners can get away with raising the rents because the US working taxpayer gives ENTITLEMENTS to the bottom feeders in society. What does the “renter” care when the taxpayer is paying the rent, and the cost of all their food, medical, education, etc. etc.
Stop the taxpayer from paying welfare for the beggerclass and the cost of everything would fall by 50%.
